Top tips on achieving a better EPC rating
An Energy Performance Certificate known as an EPC. Encourages properties to consider the amount of energy used in their property.
Energy efficiency ratings are provided for all buildings and buildings are rated from A to G with A being with the most efficient and G being the least efficient. Larger public buildings are required to display their energy certificate (DEC).
Residential or commercial properties with a rating of F & G will soon become unlawful to lease or let. 2018 will see changes implemented to the EPC rating system, ensuring that all properties are rated E or above.
The rating acts as a guide for would be buyers or tenants, and every home that is put up for sale or rent is required to have an EPC.
Why is a good EPC rating important?
An energy efficiency rating may highlight ways in which you could save money and cut down on the everyday running costs of your property. A good EPC rating is essential when selling a property, as it’s often high on the list of essential features for both commercial and domestic potential buyers.
Around 40% of all UK homes have an EPC rating in band D, with studies showing that improving your homes rating allows you to increase the asking price by 6%. This month we look at 2 ways to help you improve your property’s EPC rating.
1. Implement renewable energy sources
Implementing renewable energy sources is a great way to help improve your EPC rating, with Solar PV providing a great option. Solar PV allows you to harness the suns energy and generate your own electricity. Whilst there is an initial outlay for a system like this you will be saving money in the long term and boosting your EPC rating. A larger 16 panel system could add as much as 10 points to your rating, so may be a worthwhile investment for larger properties.
2. Make changes to your lighting
Switching to LED lighting is an easy step towards saving money on energy bills and can help cut your lighting costs by up to 90%. LEDs (light-emitting diodes) consume less energy and it is said that the quality of light is preferable to old filament bulbs. Simply change to LED or energy saving lighting options and start reaping the rewards.
A good EPC rating not only helps your property to be more marketable, it also gives you ideas on how to save energy and reduce your bills.
